Why invest in commercial property?

  • Firstly, commercial has a very broad spectrum, in short anything that isn't residential will be commercial. Clearly retail, offices and industrial are all commercial, but so is land, wind farms, advertising boards, garages, to name a few.

  • Full Insuring and Repairing Leases – if you have a proper FRI lease the tenant is responsible for the insurance, business rates and maintenance. Be cautious with tenants who have ‘Effective FRI Leases’, these may limit the landlords power so a must to read through first.

  • You can buy with your pension pots. To do this people open a specific SIPP that allows for the purchase of commercial property and move the money from other pension funds.

  • Less time consuming than residential. Once you have a tenant, they operate independently, your only involvement could be sourcing and managing the insurance, which you charge back to the tenant.
