  • Please do include your desired areas on the contact form, whilst most agents can do national searches, you can get a better result with a sourcer who knows the specific area and has existing relations with the local agents. Depending on the location we may recommend other sourcers we know who have better understanding in that area.

  • Some investors just want the best return regardless of location and have a local agent manage the rent and tenant.  This is usually 5%-8% of the rent.

  • Some want it to be within a certain area they know reasonably well to manage themselves.

  • Some are happy to be flexible as their main focus will be to find motivated sellers to negotiate the best price.

  • Some want them in specific areas in order to be near large employers or holiday areas.

WHATS GOOD ABOUT COMMERCIAL?

  • You can use your pension to buy them via a SIPP or SSAS.

  • If you are using it for investment purposes, you get to keep virtually all of the rent as the tenant picks up all costs under a FRI lease.

  • If you are looking to convert to residential you can buy the amount of space at a much lower price than buying residential directly.

  • New tenants may look to fit out the property to their spec and cost or shared costs.

  • They tend to have long leases.

  • You will have 3 to 6 months to find new tenants before you pay business rates.

  • You can convert parts of the building to residential to increase income and decrease business rates.

WHAT ARE THE RISKS TO COMMERCIAL?
 

  • Business rates can be very expensive, you can find all rates at the Valuation Office Agency or the Scottish Assessors Association websites.

  • If looking to buy using commercial finance, this is more expensive than regular high street and B2L finance.

  • If it's your first time invest in training.
