What is the difference between vacant and tenanted commercial property?

The price of commercial investments works differently to residential, the income stream and property are both taken into consideration. So buying a property with a tenant in it will be more expensive, than buying the same property vacant.


If buying vacant then you need to be confident it’s in an area you can get tenants before you need to pay for the business rates.
