  • The Capital Growth in residential is much higher, but the rent per pound invested tends to be much higher in commercial.

  • Once you have bought a property with your pension you can not then get an annuity as you need cash to buy a pension. You will be switching from a guaranteed pension to treating your pension as the rent the tenant pays.

  • Clearly if your property is left vacant you are not benefiting from any income and may also be subject to Business Rates which can be high in some cases. Ensure your lease require tenants to give 6 months notice prior to the break date to give you time to line up the next tenant.
